With fantastic views over the Tuscany countryside, this charming house rental sits in Siena area, within a short drive from Montefollonico village. The villa benefits from exceptional interior design entwined with traditional Tuscan architecture elements. There are several outdoor chill-out areas and a private swimming pool with a Jacuzzi. The property comprises of the main house set on 2 floors and an annex.

Main House

- Ground floor

This level houses a living room with a sitting area and a TV, a kitchen and a dining room. The kitchen is fitted with all the electric appliances one might need for a greta vacation in Tuscany. It has a central island, a dishwasher, a fridge freezer, a coffee maker, an oven, cutlery, kitchenware and tableware. The room opens on the garden and has access to an al-fresco dining area. The indoor dining room seats 12. It also enjoys a sitting area with a sofa, armchairs and a fireplace for after-meal tea.
Further on, there is another sitting room with a sofa and a fireplace, a laundry area and a guest WC. The laundry facilities include a washing machine, a dryer, a sink, an iron and a board.

- First floor

This level houses the sleeping area. It comprises of 4 bedrooms, all of them are en-suite. Three bedrooms come with inseparable double beds, the fourth one comes with twins that can be pushed together upon request. One of the double bedrooms has a 4-poster bed, its bathroom enjoys a bathtub and a shower. The other bathrooms have showers.

Annex

This area houses 2 further bedrooms. One has a doble bed, while the other one benefits from twins that can be pushed together upon request. The twin bedroom is wheel-chair accessible. Both enjoys wardrobes and en-suite bathrooms. Both bathrooms have showers, one fo them benefits from double vanity.
Also, the annex features a kitchen and a living-dining room with a sofa, a TV, a fireplace and a dining table for 4.

Outdoors

The Siena villa rental boasts a private swimming pool of 18 x 5 x 1,4 m with Roman steps and a Jacuzzi. It is surrounded by a sunbathing area with loungers. The garden is fully fenced.

Just some minutes´ drive away from a small historic village of Montefollonico housing some cafes and restaurants, this house sits within a short drive from Montepulcino and Montalchino. The nereast grocery shops is about 10 minutes´ drive away, while the nearest restaurant is only 3 minutes away.

Electricity, water and Internet are included. Heating is not included and shall be paid against metre reading, if used.

Check in/out policy

Check-in 16:00 - 19:000.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 1 months before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than 1 month before arrival, the reservation deposit is non refundable.
In case of cancellation 1 month before arrival or less, the total rent will be retained.
